What is a Mini Loft Conversion?


A mini loft conversions is constructed in a more cost effective way using different construction methods to a full loft conversion.

Instead of Steel supports we use timber joists, instead of dormer windows we use roof (Velux Style) Windows, Instead of King Span insulation we Use Therma Foil or Therma Quilt.
One of the main differences to a full conversion than a Mini Conversions is how the loft space is accessed. Full conversions will be accessed by Stairs generally from the landing as a continuation of your main staircase, however most Mini Loft Conversions are accessed by Drop down wooden steps (Link to example images). However, sometimes we can fit fixed wooden steps from a bedroom area that are much bigger and therefore safer than Loft step/ladders.

Are the Mini Conversions Safe/Strong.

Mini Loft Conversions are designed to make it easier, safer and quicker to enter and exit your existing loft space.
All Mini conversions have to be strong enough to support at least 3-4 adult loft fitters with all tools equipment and materials, which is a considerable amount of load/weight.

Do I need Planning permission

No, You are not changing its use, All a mini Loft conversion does is make your existing loft space into a much cleaner and safer area to access. We provide a fixed easy to use drop down hatch/steps, a support floor so you are not balancing on the rafters, a roof window to provide natural light and ventilation, and better lighting and plug sockets.


We then insulate the loft with Therma foil to keep the loft cooler in the summer and warmer in the winter, then frame the loft out to provide walls so we can plaster board your loft to make it a more cleaner and dust free environment. If you wish we can then finish it with plastering/Skim the loft although this is a separate job that is organised and paid for separately once the mini conversion is complete.


Due to the quality of the work and size of the space gained people often decide to use their lofts as a work area or loft den, but because no permanent access has been created and you still access the area using drop down loft steps then it is effectively still a loft/Loft room albeit a very posh one

How Long does it take

A Mini loft conversion can take between 5 and 10 Days to complete depending on the size of the loft and the amount/size of the loft widows required (All mini conversions are weather dependent).

Can I use my Mini Conversion as a permanent bedroom

If you want to turn your loft in to a permanent habitable room, i.e. a designated bedroom, the work will need to be completed to the latest building regulations and a set of drawings provided by an architect will need to be provided prior to quotation.

Permanent access and fire safety regulations will also need to be factored in. This is classed as a full loft conversion and is generally as a guide 4 x the cost of a Mini Conversion.

What are the Payment methods and terms

On all confirmed jobs we take a 10% deposit when the job is booked. A mid payment will be required after each stage of the work is completed, generally at the halfway point of the job . Mini Loft Conversions/Loft Den Conversions usually have 3 payment stages, 10% deposit, Mid payment halfway through, then full payment of the balance on the last day ie completion.

We take payment by Debt card, Credit card (Sorry not Amex) and Cash, unfortunately due to changing banking conditions we do not accept cheques unless it is for a deposit for work due to start after 7 working days.
